What Shed Demolition Costs

Price comes down to what the shed is built from and what has to leave with it. Small sheds start as low as $589, and from there the number moves with a handful of things we can read straight off a photo:

• Material — wood, metal, vinyl, and resin sheds each break down and load differently
• Roofing — asphalt shingles are heavy and carry dump cost, and a roof that has been shingled twice holds close to double the debris of a single layer
• Metal structure and metal roofing — these get separated out for recycling rather than dumped
• The concrete pad — leaving it in place adds nothing, while breaking it up adds the demolition work plus the concrete recycling fees
• Size and access — how far every board has to travel from the backyard to the truck

The Concrete Slab: Keep It or Take It Out

Plenty of sheds sit on a concrete slab or concrete footings. We are equipped to break that slab up and haul it off, but before you decide, it is worth knowing that most homeowners choose to keep theirs. A sound slab is a ready-made pad for the next shed, and we have seen people put them to use as a platform for firewood, a mower, or garden tools, up off the wet ground.

Keeping it also saves real money. Breaking up concrete is slow, heavy work, and the county landfills we use in Fairfax, Loudoun, and Prince William do not accept concrete at all. It has to go to a dedicated concrete recycling facility, which carries a minimum charge plus a higher dump fee per load.

So unless you want that part of the yard back as bare ground, we usually encourage leaving the slab. If you do want it gone, we will quote the demolition and the recycling fee as part of the same firm price.

How Long a Shed Teardown Takes

Shed removal is one of our specialties, and we run a crew that does this work all the time, so the timing is fairly predictable. A metal shed usually takes two people about two to three hours, start to finish, including loading the debris. A wooden shed runs longer, closer to four or five hours, because there is more framing, more roofing, and a lot more nails.

Big structures get a bigger crew rather than a longer day. On one large shed in McLean we put six crew members on it and the job still ran close to eight hours. Send a photo with rough dimensions and we will tell you what the job looks like before we book it.

Wasps, Snakes, and What Else Lives in an Old Shed

A shed that has not been opened in years is rarely empty. Wasp nests are the most common thing we find, and our crew is used to working around them. We have also opened sheds to find snakes, raccoons, and the skeletons of animals that got in and never got out.

Most of the time we work through it. But when an infestation is bad enough that it is not safe to swing a bar inside that shed, we stop and tell you straight away that pest control has to come out first. We cannot demolish around an active nest, and we would rather flag it than put a crew or your family at risk. Once the pests are handled, we come back and finish the teardown.

Do You Need a Demolition Permit in Fairfax County?

Most backyard sheds come in under the limit and need no permit at all, so this is rarely a hurdle on a typical teardown. It is still worth knowing where the line falls, because it catches people off guard. Fairfax County does not typically require a building permit to put up a small one-story shed of 256 square feet or less, so homeowners assume taking one down is just as free of paperwork. Demolition is a separate question. Any permanent structure over 256 square feet generally triggers a demolition permit, the county's DEMOR. Below that size it comes down to whether the county treats your shed as permanently affixed, and a shed on a concrete slab or a permanent foundation is a very different case from a movable skid-built shed.

The good news is that Fairfax County Land Development Services keeps the process lighter for an accessory structure than for a full house teardown. If the land disturbance is under 2,500 square feet and the property is outside a floodplain, you can submit an aerial image or a conceptual sketch identifying the shed instead of a full house location plat. You will also need to show that any utilities run out to the shed, such as electrical, have been disconnected, and certify that a structure built before 1980 has been screened or inspected for asbestos.

Asbestos Siding and Shingles on Older Sheds

Older sheds sometimes have asbestos-containing siding or roofing shingles. Our crew inspects the structure before any demolition starts, and if the material looks like it could contain asbestos, we do not touch it. Breaking that material up is exactly what makes it dangerous.

In that case we tell you what we are seeing and point you toward a licensed asbestos abatement contractor, who has to handle and dispose of it under state rules. Once the material has been cleared, we come back and take care of the rest of the teardown and the haul away.

Why Sheds Fail Faster Here Than You Would Expect

Northern Virginia is hard on outbuildings. Summers are humid for months at a time, and a shed tucked under a mature tree canopy never gets the direct sun it needs to dry out between storms. Mature neighborhoods are shady neighborhoods, which is lovely for the house and rough on a wooden shed.

Ground moisture does the rest. A lot of sheds around here sit directly on soil, gravel, or a thin pad, and water wicks up into the floor and the bottom of the framing where you never see it. By the time a wall feels soft or the door stops closing square, the frame has usually been going for years.

Age is the other factor. Plenty of the sheds we take down were put up in the seventies and eighties on minimal foundations, with hardware and roofing that were never meant to last half a century. That combination is why a shed that looks tired from the deck is often much further gone once we start pulling siding off.

Working to an HOA Letter or a Closing Date

A lot of shed calls are not really about the shed. They are about a deadline. An HOA has sent a letter about a structure that no longer meets the neighborhood standard, or a house is under contract and the buyer wants the thing gone before settlement.

Selling the House? The Shed Is Working Against You

A leaning, rotting shed in the backyard reads as deferred maintenance to a buyer. It does not matter that the house itself is in good shape. The first thing a buyer thinks is that if this was left to go, other things probably were too, and that suspicion comes back as a lower offer or a longer list of asks after the inspection.

Clearing it before photos is the cheaper move almost every time. A flat, empty patch of grass photographs well and gives a buyer nothing to negotiate against. If you are working with an agent and the shed is on their list, we can usually get out there before the listing goes live.

An Old Shed Is More Than an Eyesore

An unused shed in the backyard is easy to ignore. It should not be. A leaning, rotting structure with rusty nails and a failing roof is a real hazard to your kids, to you, and to the neighbors, and it becomes the pest hub for the whole yard.
